Call to Order: 7:00 pm The Chair will explain the meeting procedures and how members of the public can participate remotely.
1. Station Drive-Special Permit Public Hearing. Modified Master Development Plan for University Station. Proposal is to affect ~2.74 acres located along the southern side of Station Drive, shown within Development Area A on the Modified Master Development Plan, including modifications for the configuration of one of the two office buildings, parking, and landscaping. The modification proposes to substitute the approved three-story 40,000 SF office building currently shown on the plan, with a five-story ~75,000 SF hotel. Proposal also includes associated parking area and landscaping.
2. Station Drive Hotel-University Station Project Development Review (PDR) - Application proposes construction of a 5-story hotel with approximately 75,000 square feet of hotel use and 130 rooms (the “Hotel”) and related parking and site improvements. The Hotel will include approximately 130 rooms and accessory uses, including food service, bar service, a board room, fitness room, swimming pool and outdoor seating areas, along with associated parking, circulation and other site improvements.
3. Zoning Amendment Public Hearing (continued from 3/8). The Board will review, discuss, consider any further changes on zoning amendment articles for Annual Town Meeting.
- Zoning Bylaw & Map Amendments Relative to a new Mixed-Use & Multi-Family Residential Overlay District (MUMFROD) pursuant to Chapter 358 of the Acts of 2020 amendments to M.G.L. Chapter 40A for MBTA Communities.
- Zoning changes related to solar arrays and the permitting process.
- Amend Zoning Map and Zoning Bylaw to add FMUOD-7 at 909 High St. for the adaptive reuse of the Obed Baker House, amend a portion of town-owned land over the adjacent parcel to LBA, and expand the FMUOD-7 to these High Street parcels & the plaza at 911-929 High St.
- Amend Section 4.5.3 relative to the permit process for nonconforming properties to allow a special permit for certain alterations rather than a variance.
- 394 & 396 Providence Highway – Re-zone parcel and portion of former right-of-way from Industrial Office (IO) and unzoned portion of road layout to Highway Business (HB) to permit redevelopment of existing service station.
Housekeeping to correct any errors or any inconsistencies and clarify such sections.
4. 790 Gay Street-Approval Not Required (ANR) Plan - Hanlon Elementary School combination of lots Map 16, Lot 005 & Map 16, Lot 437
